Kyle is experienced in Seller financing, building a portfolio by working with sellers as well as traditional finance. It's accelerated his growth, and today we share some tips and tactics - essentially a coaching session -- to get seller financed. 
What is Seller Financing?
Seller financing, also known as owner financing, is when a seller provides financing for a buyer to purchase a property or business. This can be done through a mortgage, promissory note, or other type of loan agreement. There are several benefits and myths associated with seller financing.
Benefits of seller financing include:
Allowing buyers who may not qualify for traditional financing to purchase a property or business
Helping sellers to sell a property or business that has been on the market for a long time
Providing a way for sellers to earn interest on the sale of their property or business
Allowing sellers to negotiate the terms of the loan, such as the interest rate and repayment schedule
However, there are also several myths associated with seller financing, such as:
Myth: Seller financing is only for buyers with bad credit.
Reality: While seller financing may be a good option for buyers with bad credit, it can also be beneficial for buyers with good credit who want more flexibility in the terms of their loan.
Myth: Seller financing is always risky for the seller.
Reality: While there is always some risk involved in any type of lending, seller financing can be structured in a way that minimizes risk for the seller. For example, using a promissory note with a due-on-sale clause can protect the seller if the buyer defaults on the loan.
Myth: Seller financing is only for residential properties.
Reality: Seller financing can be used for both residential and commercial properties, as well as for businesses.
Overall, seller financing can be a viable option for both buyers and sellers, but it is important to understand the benefits and myths associated with this type of financing. It is always a good idea to consult with a financial advisor or attorney before entering into a seller financing agreement to ensure that it is a good fit for your individual situation.

Tereva Jacobson is crushing it in Real Estate. Based in Hawaii, investing locally and in Indianapolis, Tereva had a mindset shift after trying to balance family life, a growing dance business and a blooming W2 career. 
Tereva's real estate journey started by attending a seminar, prompting her to think about taking another path. Taking the decision to walk away from her W2, Tereva started wholesaling, learning Pace Morby's methods, and finding opportunities across the island. Growing into fix and flips Tereva's real estate career picked up when she started to hold herself to account, working with an accountability partner. Today Tereva has nearly 20 doors, blending Single Family Homes (SFH), Duplex, Triplex and Quadplex multi family properties. This portfolio is half directly owned, and half owned with partners!

Yeah. Yeah. An end of year clip show. But we’ve talked to some awesome people in the last twelve months, and we want to share some of the many highlights.

Rather than spreading festive cheer, I'm trying to keep COVID to myself. But we continue! 
Alex lives in Southern California and worked on the front lines battling the COVID pandemic, and helping patients as a Respiratory Therapist and has been in the real estate game for a while now. 
As a child, he first learned about real estate while watching his family members operate a motel on the Las Vegas strip.  He then went on to investing in long term rentals (LTRs) in the early 2000's while also launching his career in healthcare as a respiratory therapist.  Unfortunately, with the crash in 2008, Alex learned the more unforgiving side of real estate and had to real back his portfolio.
Over the next several years, Alex continued to progress in his carrer as a respiratory therapist.  He and his wife (whose also a respiratory therapist) focused on their family and grew from a family of 2 to a family of 6, welcoming 4 wonderful children.  By 2015 or so, they were ready to take another swing at real estate!
Their CPA was actually the one that advised them to consider short term rentals for the tax benefits.  Taking their CPA up on his advice, they purchased a cabin in the Great Smokey Mountains of Tennessee.  This turned into a wildly successful investment.  In Alex's words "it was an ATM machine".  Alex and his wife have since continued to buy short term rentals, which allowed his wife to walk away from her carreer in healthcare to spend more time with family and on the business.
These days, Alex continues to work as a respiratory therapist and runs an online community supporting other healthcare professionals who want to get into real estate investing.  He's incredibly passionate about helping others recognize their own financial freedom through real estate investing and he continues to give as much as he can to the community!

Happy Holidays Investories Fam.

Born and raised in Bakersfield, California, Ryan joined the United States Marine Corps after high school and completed 4 years of Active-Duty service, leaving the Marine Corps as a Sergeant. After completing an associate degree in Kinesiology, Ryan returned to service with the United States Army. He is currently serving as a Full-Time Training Non-Commissioned Officer for the Idaho Army National Guard.
Ryan specializes in micro and macro data analysis, historical trends, projections, and Underwriting. He has analyzed and underwritten over 200 deals and provided critical insight to allow teams to make accurate decisions for themselves and their investors.
Ryan specializes in Multifamily and market analysis, as well as niche asset classes such as STR, MHP, Campgrounds, RV Parks, and Business valuation.
He currently resides in Idaho, is married to his beautiful wife Samantha, and is a proud father of two.
